The closest paper mill and mines are at 100km away. There is no smell at all because they are not making chemical paper pulp, only mechanic paper pulp.

Zoning: This lot is non-agricultural zoning. There is no provincial restriction on buying and selling as well as subdivision. You are allowed to build a hunting camp without permission. To build something else, you need to ask for the permit from Municipality La Morandiere.

Utilities: The power line is along the road Rue Duverney Gastagnier.

Timbers and plantation: Timbers rights come with the property. The timbers of property were cut several years ago. You have a good regeneration all over the parcel.

Taxes:

- Welcome tax:
The buyer is going to receive a one time Quebec Land Transfer Tax in later on after being registered as the owner of the property. The amount is calculated as 0.5% of the higher of appraisal price and the purchase price. 

- Municipal Tax and School Tax: Annual taxes approx. CAD$50.
